How does the partnership with brokers work?

Dear broker, it is a great pleasure to have you as a Citas partner and we count on your vast experience to generate good business! About the Apartments and visits:

Citas is responsible for managing entire buildings in downtown São Paulo, developed exclusively for rental purposes. This means a lot of units available for you to work with! Just to give you an idea, Citas República alone has over 280 units, of various different types!

On our website (www.citas.com.br/apartamentos) we will always have information on some available typologies, but remember that they are only for reference of photos and prices and that during a visit you can present other types of units to delight your client.

We always recommend that you make a first visit accompanied by our rental team to better understand the space and the different possibilities in each building.

Important! As we have several units of the same type, it is normal for a decorated model unit to be visited and then the contract to be issued for a similar but not identical unit. For

General information about contracts:

Our contracts follow the tenancy law and last for 30 months. In studios, we have exemption from fines for departure after 12 months and in colivings after 6 months.

All contracts are without guarantee (you do not need to pay insurance, security deposit, or indicate a guarantor) - with advance payment (paid, moved).


Credit Analysis:

If you are interested in renting, it is the broker's responsibility to seek and organize all the credit analysis documentation. Important! The gross income must be at least 2.5x the value of the unit package.

The requested documents are:

-Send documents to analise-de-credito@citas.com.br:
-- Personal document with photo
-- Face photo (selfie) holding personal document
-- Proof of residence issued within the last 3 months
-- Proof of income (bank statement or pay stub for the last 3 months)
-- Complete Serasa form with credit history and all financial liabilities. This form can be obtained directly from the Serasa website and has a cost. If the broker does not wish to make this investment, we can remove the form and the amount of R$50.00 will be discounted from the brokerage commission if the contract is closed.

If everything is ok, Citas approves the credit and moves on to the contractual part.

Contracts are issued and signed virtually. After signing the contract, a bill is sent with the full amount of the first rent + condominium + bills + additional contracts.

With the bill paid, he can now move in!

Entry inspection:

It is the broker's responsibility to carry out the entry inspection in the Citas format before the tenant moves in. If the broker is unable to carry out the inspection, we can carry it out with a third-party company, also deducting the amount of R$50.00 from the brokerage commission.

Commission payment:

The brokerage commission corresponds to the value of one rent and will be paid up to 2 business days after the tenant moves into the apartment. If the broker does not send the Serasa analysis and does not carry out the move-in inspection, the amount to be deposited will be discounted according to the values ​​already presented above.

For this, it is important that all the broker's data is registered in the Citas database.

Invoicing:

It is important to note that our bills are always due on the 7th of each month. Therefore, if the tenant moves in on another date, he/she will pay the full bill on the move-in date and a bill with the remaining proportional amount on the next 7th. Only after these two bills are paid will the billing become full and monthly.
