Por que existem tantos prédios vazios no centro?

Why are there so many empty buildings downtown?

Downtown SP has a lot of empty buildings because the owners are greedy and speculators, right?

Err...I'm sorry to say, but it's not that simple.

With more than 200 buildings mapped for sale and having negotiated at least 50, we know very well how this part works.

First and foremost – just as the center is diverse, the owners are also unique and you can’t put all cases into one box.

There are at least 6 profiles that we have already been able to map and I will tell you a little more about each of them.

HOOOOOOOLLLD

This is the classic!

The asset depreciated a lot....

but if I don't sell, I don't lose money...ha!

And then the aforementioned person ends up spending a little bit every month to pay property tax and other bills for the vacant areas....

or you don't spend anything and the building will increasingly fall apart...

You know that story about how real estate always increases in value?

Nonsense....if you don't take care of it, don't invest in maintenance, the value drops...

If you're lucky, the price will just drop...

If you're unlucky, the building will fall and, in addition to the damage, you'll also face a bunch of lawsuits...

CONDOMINIUM = ZOO

This is my favorite! lol

The building owner is willing to sell the asset!

Yay!

The project looks beautiful.

Yeeey!

Happy ending and everyone lived happily ever after?

Erghhh... No....

because there is a store on the ground floor.

Although the project interferes solely and exclusively with the commercial building, the law states that in the case of a condominium, approval must be unanimous.

And the owner of that store might be a jerk.

he does not appear at the assembly.

Either because he thinks it's “not my problem” or he wants to “talk more”.

Then the project cannot be approved by the city hall and does not get off the ground... yet another building that remains empty.

THE BIG FAMILY

It's not just your family that has the pavê guy, and at the end of the year parties people go crazy with ironic indirect comments and acidic jabs.

The whole family is like that

Now imagine that in addition to seeing each other at Christmas, 3 generations of family, including third cousins and countless in-laws, need to agree on how to care for and manage a building.

Often times, without anyone actually having any experience with it.

Chaos.

Chaos and Chaos.

If people can't even reach a consensus on whether or not to put raisins in rice, imagine making decisions that could involve a ton of $$!

What we have already seen happen:

LAST COOKIE IN THE PACKAGE:

The cousin who owns 1% of the building, but thinks he is an enchanted unicorn, wants to sell for an unrealistic price, and the other 99% who agree to sell for the proposed price cannot move.

BERTINAZZI VS MEZZENGA (reference for the old men):

One side always thinks that the other side of the family does less and is sure that the other side is in debt. They live on a war footing.

A fair offer never works, because one side always thinks they deserve a little more than the other.

DOG WITH MANY OWNER STARVES TO DEATH:

A gigantic family, where each person has so little to receive that no one wants to go to the trouble of running after documentation, regularization, reform, etc.

In short: It's easy, right?
